Cordial Properties India Pvt Ltd was founded in 1982 — making us one of the oldest continuously operating real estate developers in Trivandrum and among the most experienced builders in Kerala. We began as a government-grade contractor, executing projects for CPWD, State PWD, and the Department of Telecommunications across South Kerala. Our quality framework begins at site selection — we evaluate soil conditions, drainage, road access, and connectivity before committing to a location. Construction uses concrete grades determined by structural consultants and verified by third-party quality auditors. Materials are sourced from approved vendors only, with no substitutions without engineering sign-off. The results speak through our homeowners. Chairman & Managing Director
The founder and principal promoter of Cordial Properties, Mr. N. Kochaniyan Unnithan has led the company’s real estate operations for over four decades. His engineering expertise and deep knowledge of South Kerala’s construction landscape have been the driving force behind Cordial’s growth from a government contractor to one of Trivandrum’s most respected residential developers. Beyond business, he has championed social causes through Cordial Trust of Charity — supporting healthcare for the underprivileged and housing for the poor.

Mrs. Sushama Unnithan oversees office administration, Human Resources, and the company’s charity activities. An alumna of NSS Hindu College, Perunna, she has been central to building the operational culture that makes Cordial Properties a consistently reliable and customer-focused organisation
Jt. Managing Director
Mr. Karthik K heads marketing and operations at Cordial Properties. A civil engineering graduate from College of Engineering Trivandrum (CET) and alumnus of Loyola School, he brings both technical depth and market insight to the company’s project planning and customer engagement. Under his leadership, Cordial Properties introduced the 100-point quality check system for every apartment and expanded into the super luxury segment with Cordial Leora.
